What Sussex County's 2027 energy code change means for homeowners planning an addition
Selbyville, United States - November 8, 2026 / Vasco Property Services /
SELBYVILLE, Delaware, United States, October, 2026 – Vasco Property Services LLC, a remodeling contractor based in Selbyville, has published a free homeowner guide to the upcoming Sussex County energy code change for home additions. Starting April 11, 2027, Sussex County will require new homes and heated or cooled residential additions to meet the 2024 International Energy Conservation Code (IECC). The guide explains what the change means for homeowners planning an addition in the coming months.
The change follows Delaware's update to its building energy regulations in April 2026. In a public notice dated August 20, 2026, the Sussex County Building Code Office announced that, effective April 11, 2027, new homes, conditioned residential additions and accessory structures, and commercial buildings must be designed to the 2024 IECC. Plans for those projects must include an energy compliance worksheet, such as a REScheck report, showing that the design meets the code.
What the change means for home additions
The requirement applies to conditioned additions, meaning spaces that are heated or cooled. According to the guide, that typically includes four-season sunrooms, bonus rooms, primary suites and great rooms, while unheated spaces such as screened porches and open decks generally are not conditioned space. Because insulation levels, window selection and heating and cooling choices must line up with the code before plans are submitted, homeowners planning a project for 2027 may need to make those decisions earlier than before.
The guide also notes that the Sussex County Building Code Office handles building codes in unincorporated areas and 14 incorporated towns, so homeowners in towns with their own building departments should check with that town. Additions in coastal flood zones may also face elevation and flood-resistant construction requirements that need to be planned alongside the energy code. For questions about which requirements will apply to a specific set of plans, the County's Building Code Office can be reached at (302) 855-7860.
